Moving to Australia is a huge milestone — congratulations! Whether you're here to study or work, one of the most important things to organise right away is where you'll live. Navigating the housing market for the first time can be a little overwhelming, especially if you're not familiar with the local process.

At Blue Education, we've helped international students and working holiday visa holders for over 20 years — especially with settling into safe, affordable housing in Perth.

Here’s your practical guide to understanding your housing options, rental process, and how we can help make your landing softer.

1. Homestay (Short or Long Term)

  • Live with a local family who provides a furnished room, meals and support.

  • Great for students or first-time visitors looking for a safe, welcoming environment.

  • Blue Education Homestay Network has hosted hundreds of students, especially from Japan and Asia, for over 15 years.

2. Shared Accommodation (Flatmates)

  • Share a house or apartment with others. Rent is split weekly.

  • May involve your own room or even sharing a room in some cases.

  • Can be found on:

3. Private Rental

  • Sign your own lease with a real estate agency or landlord.

  • More paperwork, but gives you independence and flexibility.

  • Use:

4. Short-term Accommodation

📋 What’s the Rental Process Like?

Renting a home in Perth typically involves:

Inspection

You attend a viewing of the property, either in person or online (if offered).

Application

You apply with documents like:

  • Passport and visa

  • Bank statements (to show funds)

  • Reference letters (from previous landlords or employers)

  • Proof of income or financial support (job contract, payslips, or sponsor letter)

Lease & Bond

Once approved:

  • You sign a lease (usually 6 or 12 months)

  • Pay a bond (security deposit – typically 4 weeks’ rent)

  • Pay the first 2 weeks’ rent upfront

🛠 Don’t Have Rental History in Australia?

That’s okay — most newcomers don’t! You can still apply by:

  • Providing a reference from your home country

  • Showing proof of funds or sponsorship

  • Offering to pay extra rent in advance (some landlords accept 3–6 months upfront)

  • Use Blue Education and your homestay host as a referee if you have a prior homestay arrangement through Blue Education Homestay Network

Therefore, it is always best to start with:

  • A short-term stay or homestay while building rental history

  • A shared house, which is usually more flexible and informal
